Mortgage Checklist



This is a basic list of documents most lenders will require in order to process your mortgage loan application.

Verification of Income

  • 2 most recent year's W-2's and tax returns
  • If self-employed, 2 most recent year's personal and business (Corporation, LLC, Partnership and K-1s) tax returns
  • 1099 Forms for additional income, i.e. Social Security, Annuity, Retirement
  • 2 most recent pay-stubs evidencing 30 days worth of earnings
  • Bank statements evidencing receipt of alimony, child support income, SS, retirement

Verification of Assets

  • 2 most recent bank statements (all pages) from which your closing funds will be paid from
  • 401(k) retirement fund statements, annuity (all pages of fund), Simple Plan
  • Gift funds: Donor must provide evidence of ability to gift the funds and execute a Gift Letter. Gift funds should be wired into your escrow account

Your debts

  • Recent mortgage statement
  • Child support or alimony payments as evidence by Court ordered documents
  • Credit card statements evidencing the actual monthly payment
  • If you have minimal credit history, will need contact information (name, address, telephone no. for landlord, utility payments, insurance payments, retail credit payments)

Identification

  • Driver's license
  • Passport
  • Military ID
  • Social Security card
  • Acceptable identification per Patriot Act
